No Water - No Pay! Well Locations
No Water - No Pay! Well Locations
You need to be Connected to solid information.. And our Full Disclosure way of going about it will often yield you more and better information.
The Well Guy Way . . .
Normally, a potential buyer, like yourself, will hire a Well Guy to go and test the well and maybe check out the rest of the water system.
The Well Guy usually does not call the seller, often shows up and surprises the Seller who has mostly forgotten that maybe he gave his Realtor permission to have someone test his well. That is a fine start to the normal adversarial relationship that often takes place with well testing / inspections.
So the Well Guy gets the well data and other info, and writes a report to only the Buyer. The Buyer may see some problems with the system and thinks, βAh HA!β I can save some money and Iβll roll up the paper of this report and beat up the Seller to save some money!
The Seller is pissed, and then the deal often crashes and burns.
The Solution: The Connectorβs Full Disclosure Well Testing / Inspections - Letβs all Work Together!
The Connector speaks with the potential Buyer, then asks the Buyer to track down the Sellers contact information, gets the contact information for both Realtors, maybe a mortgage broker, and maybe the olβ brother-in-law who thinks he can help - just because. π
The Connecter then takes that contact information, and calls the Seller and respectfully lets the Seller know that he has been asked to gather the information about the well and water system on the property so that The Connector can help him sell his property.
It is INCREDIBLE how helpful the Seller often becomes. SO many times the Seller shares information that is otherwise impossible to get. SO many times the Seller is honest and helps the entire water system inspection and process move forward quicker and easier than it would otherwise.
The Connector then schedules the well test and inspection with the Seller and then contacts the Seller and juggles schedules so the time works for everyone.
Now, when The Connector shows up on the Sellerβs property, heβs meeting a friendly acquaintance. The Connector gathers the data and even the Seller can hardly wait to see what the report will say and show.
IF there are problems that are a surprise, The Connector speaks with the Seller and discusses the options and how the seller wants to handle those difficulties. Then with that information in hand, the report is written and sent out to EVERYONE at the same time. There is no surprise and shock and getting upset because great communication has taken place.
THEN The Connector is available to each party in the transaction to help explain things and does his best to be a mediator, which is much easier for him to do than using the Realtorβs for mediators who donβt know what the water options could be - and who are on Team Buyers side or on Team Sellerβs side.
The Connector Plays Switzerland and does his best to help everyone make good choices - and almost always the property deal is not held up due to water issues.
This communication between the parties does take time and the average drilling or pump contractor usually canβt spend the time necessary for effective low-temperature communication to take place.
If you like the property you want to purchase, you really should have The Connector - a Licensed Colorado Driller / Pump contractor - help you get great information and then get that property purchased.
